LEASING

You need a broker who is deeply ingrained the healthcare community.

From hospital systems to private practices, our vast network of medical professionals allows us to efficiently find the ideal tenants for your space.

Health Connect Properties has the capability to provide leasing for any type of property: pre-leasing new developments, leasing existing property vacancies, or subleasing space. No matter the type of property, we have a three-pronged approach:

1. Research

Our experience in the Rocky Mountain region’s healthcare industry is incomparable. We have historically followed trends in both the medical sphere and the real estate sector. Our market knowledge coupled with our investment in several research tools allows us to compile granular data to zero-in on lessee candidates.

2. Market

Every building has a story to tell. Our seasoned marketing team works with building owners to develop a customized message to the medical and brokerage communities. That message is then widely distributed through traditional and digital marketing channels.

Printed Collateral

  • Property signage
  • Lease brochure
  • Direct mail
  • Advertisements
  • Professional photos

Digital Collateral

  • Commercial Real Estate MLS (Multiple Listing Service) sites
  • Social media
  • E-blasts
  • Digital property tours

Based on initial market research, we use a systematic approach to tap into our established pipeline of medical tenants. With a database of over thousands of tenants and lease expiration dates, we have a built-in network of potential lessees.

3. Execute

We recognize half the battle is getting a prospect engaged. Once there, our brokerage team thrives in negotiations. We are relentless in pursuing the optimized terms for our clients. We represent our clients armed with detailed financial analysis and a deep understanding of leases. We will guide the entire negotiation process from Letter of Intent to the executed lease.

TENANT REP

Your practice’s lease is often the largest expense – it deserves proper expertise.

It is paramount the knowledge applied and time spent on your lease is comparable to the impact it has on your bottom line.

Just as you are an expert in medicine, we are experts in real estate. If we are not actively listing a property that fits your practice’s needs – that’s ok. We can represent you as a “tenant rep”. We’ll go to bat for you whether it’s renegotiating your current lease, moving your practice, opening another clinic, downsizing your space, or expanding your footprint.

Denver may be booming – but we have worked in its healthcare real estate industry for decades actively witnessing the growth. If we haven’t managed, leased, bought, or sold a particular medical office building – it is very likely we placed a tenant in that building in the past. Our knowledge of Colorado’s healthcare facilities is elaborate and precise. And if we haven’t worked with a particular building, we quickly become familiar through exhaustive research and expansive networking.

Finding the right property for your practice then leads into the negotiation process. Our principal and leasing team have a fierce and competitive approach to lease negotiations – but we are also reasonable. Our clients have come to expect us to pinpoint unfair terms to negotiate on their behalf; and also to know at what point a lease is fair and reasonable.

TENANT REP TOOLS:

  • Occupancy Cost Analysis: How much are you really paying to operate out of your suite?
  • Space Requirement: What square footage is your practice’s most efficient use of space?
  • Market Study: What are comparable rates in your market?
  • Lease Analysis: What will your cash flow look like over the course of a proposed lease term?
  • Financial Analysis: Would it make more sense to buy your next space or continue to lease?
